It is NOT like HGTV

I thought you might find it amusing to go with us on a typical stage. The house was the homeowner's primary residence in a Jacksonville country club neighborhood.

The challenge was going to be pricing because the house would be the most expensive one ever sold in this particular neighborhood. Also, the property did not have a pool, which was unusual for the size of the house and the price.

The home was only about two years old? But it featured some unusual custom finishes. Not always an easy sell. The homeowners were relocating for a job change.

It was decided to mainly stage the downstairs which included the master bedroom and bathroom and a guest bath, living room, dining room, breakfast room, kitchen and foyer.

First planning and packing, loading, transit, then unload. A good workout.

For the upstairs, we staged the bathrooms and created a room plan sketch on graph paper of the large open bonus room. One layout showed a gameroom and one featured an office/den.

When we got there, some of the contractors were still touching up the paint so we needed to avoid the walls. Even though it says in our contract, that all of the work has to be finished before staging day, we still run into this occasionally.  It could not be avoided, in this case.

We needed so many extra accessories, etc. that we had to bring an extra car.

The plan was for the homeowners to live in the house while it was on the market. We brought in a lot of extra furniture because they never fully furnished it.

The homeowners were supposed to buy a new bedspread for the master because we don’t use soft staging products, like towels and bedspreads, if the homeowners are going to be living in the house. We usually recommend a white bedspread.

It took three of us to hang all of the art and place all of the accessories and the furniture, etc. for this 6000 square-foot house.

The home sold in about three days with quite a few showings and tremendous feedback. A cash offer brought a 98% of asking price contract.

All in all, the stage proved to be a good experience. We had to customize our contracts because of some hiccups and then pivot to work around s wet-paint but things happen. Be flexible, but safe!!
